Oregon landlord-tenant law is governed by the Oregon Residential Landlord and Tenant Act, ORS Chapter 90 (§§ 90.100–90.875); SB 608 (2019) statewide rent stabilization. Landlords must provide required disclosures including Lead-based paint disclosure (federal law, pre-1978 housing), Carbon monoxide detector disclosure — landlord must confirm working CO detectors are installed (ORS § 90.316), Smoke detector disclosure — landlord must confirm working smoke detectors are installed (ORS § 90.316), and more. Security deposits must be returned within 31 days of tenancy termination. A 4-day grace period is required before late fees may be charged. Oregon has rent control laws in some jurisdictions: Oregon enacted statewide rent stabilization under SB 608 (2019), the first state in the US to do so. Rent increases are limited to 7% plus the Consumer Price Index (CPI) per year for any 12-month period. Rent control applies to buildings more than 15 years old; newer construction is exempt. In addition to rent limits, landlords must provide just cause for terminating a tenancy after the first year. 'No-cause' evictions after the first year require 90 days' notice and relocation assistance equal to one month's rent.. Our documents are designed to comply with Oregon law and include all required provisions.
