Maine landlord-tenant law is governed by the Maine Residential Landlord-Tenant Law, 14 M.R.S.A. §§ 6001 to 6046. Landlords must provide required disclosures including Lead-based paint disclosure (federal, pre-1978 housing), Energy efficiency disclosure: landlord must provide tenant with information about energy efficiency of the unit, including heating costs if available (14 M.R.S.A. § 6030-C), Bed bug disclosure: landlord must disclose in writing any known bedbug infestation or history of infestation (14 M.R.S.A. § 6021-A), and more. Security deposits are capped at 2 months rent and must be returned within 30 days of tenancy termination. A 15-day grace period is required before late fees may be charged.
