District of Columbia landlord-tenant law is governed by the DC Landlord and Tenant Act and Rental Housing Act of 1985 (D.C. Code § 42-3201 et seq. and § 42-3501 et seq.). Landlords must provide required disclosures including Lead-based paint (pre-1978, federal), DC Tenant Bill of Rights (D.C. Code § 42-3502.22a), Landlord registration and license number, and more. Security deposits are capped at 1 month rent and must be returned within 45 days of tenancy termination. A 5-day grace period is required before late fees may be charged. District of Columbia has rent control laws in some jurisdictions: DC has extensive rent control under the Rental Housing Act of 1985 (D.C. Code § 42-3501 et seq.).
